My opinion? Whoever owns this place (with tons of potential) no longer cares, and should simply sell it to someone who does.
Beds were horrible, carpet was filthy every single dish was a mismatch.
Family recently rented 3 villas, what a huge disappointment! All of them smelled, dirty ratty carpet, pattern worn off the tiles it was so old, furnished with mismatched thrift store rejects, ceiling fans sounded like they could fall down at any time, door on screened porch was bent, wouldn't close, oven didn't work, very uncomfortable beds. Couldn't swim due to a gator hanging around. Website very misleading. Owner obviously doesn't care because the place is a DUMP! Avoid it!
The view of the river from the screened porch in the back of the property is lovely but there is quite a bit of noise from the busy intersection in front. The rooms are In need of deep cleaning and updating.
After 6 year membership and being disrespected by some of the staff just recently ONE star for being absolutely number 1 worst "resorts" I have ever seen.
This place is horrible. Steer clear. Our room was filthy, smelly and run down.

Everything about this place, other than Where it was was subpar.
Man o'man... this place is packed with excitement and fun. Went with the family of four. Two girls and my wife and I. So many near by trails for biking(paved), for kids, adults, scooters roller blades, skateboards, and trail walking. This spot is located where the Withlahootchie meets the rainbow. Awesome fishing in the near by ponds. Only 10-12 cabins in the woods. Locals Advice is don't go with the marina cabins on the river by marina, not as comfy unless they put some $$$ into them but rest assured the cabins in the woods are awesome. Not a five star expectation but foe what they are and where it is its perfect. If this review helped you in any way please thumbs me up.
